| The site is in a subdivision where “Tuscan” homes surround the north slope of a rocky desert hillside, which had been partially scarred by a roadway. The property offers dramatic views, but lay vacant for many years because of several impediments to development: the unusual shape, with 600 hundred linear feet of street frontage, and corresponding setbacks that reduced the buildable area to 25% of the one-acre lot; the 20% slope; the Phoenix Hillside Ordinance, which severely restricts cuts and fill; and deed restrictions. The home wraps the contours of the hillside and takes advantage of prominent views, including one south through the downtown corridor, from the outdoor living room, which the owners had not expected to achieve. |
